Otis College of Art and Design in Los Angeles is expanding. The school that brought us luminaries in architecture, visual artistry, and much more is about to celebrate its 100th year and wants to usher in a new era by adding a new forum, residence hall, and spaces for both education and administrative duties. Otis called on MBW to ensure this process went smoothly and securely, two things we do best. We installed 37,103 square feet of Prosoco’s R-Guard CAT 5 Air Barrier to both buildings, which is designed to withstand air and water driven at winds greater than that of a Category 5 hurricane! The Air Barrier system is Living Building Council and Red List compliant, ensuring the health and safety of those installing the product and those around the job site during construction, as well as all future residents for the life of the building. The Cat 5 system is further distinct from other air barriers in that it meets the requirements of ASTM E2357, concerning air leaks in air assemblies, and NFPA 285, regarding fire propagation and flame spread. In addition to the air barrier scope, MBW also completed miscellaneous waterproofing at the parking structure, residence hall and academic wing and caulking at the window interiors throughout.
