Caulking Q & A with MBW’s Experts

Every late fall/early winter, we get an influx of calls after the first rain. These questions are generally customers whose buildings are leaking, destroying property, and causing large problems for the building owners, property managers, and tenants.

Our goal is to educate our customers on the understanding of being proactive on getting these repairs done sooner than later, to prevent further damage. Summer is the best time and environment for these repairs to be completed as it sets them up for an easier winter. We asked one of experts, Hugo, a few of our frequently asked questions about caulking and why it needs to be maintained. Hugo is one of our prized project managers and has been with MBW for over 15 years.

  • What happens to caulking when it is not redone?
  • Hugo: Liquid damage inside of the building occurs. Windows and walls leak and can cause mold in the dry wall. This interferes with staff who are trying to work as we replace or repair the caulking. Damage occurs to the tenants property (Ex: carpet, computers, paint jobs).

  • Why is summer a great time to get it done?
  • Hugo: Summer is the perfect time to get your caulking jobs done because of the temperature needed for material to cure. There’s no moisture or humidity so there are no issues with the weather that may cause issues with the material. There is also less of a wait time on production because there’s no rain that can get in the way of getting the job done.

  • What type of buildings generally need to be recaulked?
  • Hugo: Large commercial projects and buildings that have endured sun exposure should be recaulked regularly.

  • How often should the buildings need to be caulked?
  • Hugo: Maintenance should be done to these buildings every 2-3 years depending on the materials used in the job.
